Financial Analysis for a commercial property sometimes we also call it as a Property Performance Analysis. The propose for the Financial Analysis is to help the property Owner to understand his options and how the performance of the property is. The questions we asked are: Is there any thing we can do to improve the cash flow? increase the property value? or, it is a right time to sell now.
Basic Financial Analysis is to do the lease agreement check up (including lease terms escalating costs if any, expenses reviewing, vender reviewing, recalculating the NNN charge due to annual inflations... etc. and the area market rent rate research. We will look for any thing that can help to increase the cash flow.
For a Financial Analysis, we need to do the "Hold, Sell, Refinance or 1031 Tax Defer Exchange" comparable analysis to determinate which the best way is to suit the owner's need.
